Select Leadership

The SelectFinCap leadership team is comprised of four general partners.

Peter Dalton is a widely respected executive with extensive executive leadership, corporate management and financial investment experience, who has served as the CEO and on the board of directors for numerous firms, including real estate companies.

Zach Preminger previously led efforts at Preminger Investments, a multi-faceted real estate development firm. Projects included land development, as well as ground-up, repositioning, and value-add of multifamily, hotel, office, industrial, and retail projects. He has experience in acquisition, financing and development efforts across real estate transactions valued at of over $100 million.

Jeff Chandler is an experienced commercial real estate investor, previously working at banks, private finance companies and also leading private debt and real estate investment efforts at a family wealth office. His experience spans the spectrum of real estate investing.

Stephen Brennan leverages extensive investment industry experience, including chairing the investment committee for a major pension fund with extensive real estate holdings, general partner in a global macro hedge fund, and directing operations, marketing and client service for both a real estate syndication company and a mutual fund family.

Peter Dalton, Managing Partner

Peter Dalton

Peter is a Managing Partner with Select Financial Capital. At SelectFinCap he leverages his expertise in strategic planning, executive leadership and real estate investments.

Peter is the former Managing Partner of Dalton Partners, a national corporate turnaround firm that provided investment capital and human capital to companies in need of remediation. He has acted as Chairman and CEO, in many of these companies.

He has served on over forty boards of directors of both public and private companies. Peter has served as CEO of the Waters Fund Management, a real estate entitlement and land development company. He has also served on the board of directors of Wilson Investment Properties a real estate syndication company, helping in its restructuring efforts.

Previously, Peter served as CEO of: Allied Western Corp; Telephone Express Network; KLM Electronics, Inc.; U S Textile Corp; EPRO Corp; Morpheus Lights; Globalstar Corp (NYSE:GSAT); Sonavation, Inc.

Peter is experienced in strategic partnering and has structured and executed mergers, acquisitions, and sales of many companies. He has successfully executed roll-up strategies in a variety of industries, from the candle industry to communications.

As CEO he grew KLM more than 20 times its size in four years with no outside financing, and tripled the size of Allied Western in three years. He has performed turnarounds for Special Asset Departments of banks, restructured credit and debt, and repositioned troubled companies into new markets and next generation technology.

Peter has arranged significant financing for new, restart and growing companies and has raised large amounts of capital on Wall Street for public and private companies. Peter won the design achievement award at the Consumer Electronics Show three different times and was identified by CNN as “leading edge” with his technology initiatives.

He has lectured at Stanford University, La Salle University, and Santa Clara University where he was an Executive Fellow, and been published a number of times. He currently serves on the Board of La Salle University in Philadelphia, and is on the President’s Advisory Committee. He also serves on the Board of Real Time Innovations. Peter holds a bachelor of science degree in accounting from La Salle University, Philadelphia, Pa.

Zach Preminger, Managing Partner

Zach Preminger

Zach Preminger is a Managing Partner with Select Financial Capital. At SelectFinCap he leverages his extensive real estate investing experience to support all efforts across the company. With a focus on delivering superior investment performance, Zach also leads financial modeling and analytical analysis activities.

He previously founded and led efforts at Preminger Investments. The company specialized in acquisition, financing, construction, and development across all types of real estate, including land development, multifamily, hotel, office, industrial, and retail projects. Additionally, Preminger Investments had a long track record in office projects.

Zach has completed over $100M of real estate transactions in the last several years. He has been a sponsor on several projects, including the 30,000 SF high-street mixed use Clematis Street project in West Palm Beach.

Zach has also been involved in multifamily projects, single family portfolios, and land and hotel developments. Prior to Preminger Investments, Zach spent several years in real estate lending and underwriting with Capmark Finance, Inc. where he specialized in hospitality transactions.

He is a graduate of the University of Maryland’s Smith School of Business, where he earned a Bachelor of Science degree in Business and Finance. Additionally, Zach holds a Master’s degree in Real Estate Development from Georgetown University.

Jeff Chandler, Managing Partner

Jeffrey Chandler

Jeff Chandler is a Managing Partner at Select Financial Capital. At SelectFinCap he leads efforts to implement industry best-of-breed commercial property investment and management practices. Jeff is a real estate and finance professional with over twelve years of experience focusing on a spectrum of activities from commercial real estate underwriting and finance to management, and development.

Having worked at national, super-regional, community banks, and private finance companies, Jeff has underwritten and structured lending facilities totaling approximately $1Bn in stabilized, value-add, and construction/development opportunities. After leaving the banking industry, he managed the debt and real estate investments of a family wealth office, including the management of entitlement, pre-development, and financing of a $45M, 256-unit, multifamily, opportunity zone, development project.

Jeff holds a bachelor’s degree from the University of Florida (2005) and returned to school to study accounting after entering the banking industry. In addition he is a graduate of the TD Bank formal credit program for commercial underwriting that is designed with an intense focus on real estate accounting and underwriting.

Stephen Brennan, Managing Partner

Stephen Brennan

Steve Brennan is a Managing Partner with Select Financial Capital. At SelectFinCap he harnesses his investment industry experience to support investment efforts and drive efficient financial service operations in support of investors. Steve possesses over two decades of experience in the financial services industry.

He previously directed all aspects of operations at Wilson Investment Properties, reporting directly to the founder owner. At Wilson Investment Properties he managed a diverse portfolio of commercial real estate properties, including retail, office, multifamily and industrial properties, as well as participating in development, value add and stabilized strategies.

As a board member, trustee and chair of the investment committee for the City of San Jose Police and Fire Pension Fund he had fiduciary responsibility for a $3.5 billion investment portfolio that included over $446 million in real estate and other real asset positions.

At both Wilson Investment Properties and the City of San Jose he led efforts to resolve inherited problems and selloff properties, as well as restructure around more profitable and sustainable investment strategies. While at Wilson Investment Properties new investments under his tenure boasted strong performance, and during his tenure the real estate portfolio at the City of San Jose was divested of direct holdings and restructured.

Steve previously cofounded Financia Capital, a money management firm operating a global macro hedge fund, which was later acquired, and he also has a history working with Alhambra Investments, a multi-asset money manager. He has also worked in operations and marketing capacities at Franklin Templeton and acted as the Director of Fund Operations at Fisher Investments. Steve has also consulted to financial, technology and nonprofit organizations.

Steve has held various security licenses, including as an investment advisor, and earned a degree in the Political Economy of Industrial Societies from the University of California at Berkeley.
